The short answer

A visit that only changes the filter is not maintenance. On a Rooted Mechanical tune-up we check the capacitor, the contactor, and the connections that overheat. We look at the outdoor coil, the indoor coil where access is reasonable, and the filter you can change. We clear the condensate drain so a clog does not become water on the ceiling.

In the fall, a gas furnace gets ignition, flame sensing, and venting checks. A ductless head gets its filter, coil, and drain, which need attention more often than a central filter. You leave with a written list of what is fine, what to watch, and what should be repaired now. That list is HVAC maintenance. Twice a year in this climate: cooling in spring, heating in fall. The membership is $19.99 a month, and the visit list is confirmed before you enroll.
